Property Manager (Pittsburgh, PA) Pittsburgh based real estate developer is seeking a Property Manager for two downtown buildings with 90 residential units and some commercial space. We offer a competitive salary and benefits package including medical, dental and 401k. Purpose This position is responsible for the day-to-day operations and organization of the apartment management office and staffs ensuring that the property is clean, in good repair, units are leased with a focus on outstanding customer service. Adhere to all Federal, State, and local laws. Essential duties and responsibilities include but are not necessarily limited to those listed. Management Duties A. Provide exceptional customer service. B. Responsible for having apartments turned and ready to show. C. Responsible for on-site employees: Provide good leadership and exercise good judgment in Selection, Orientation, Training, Supervision, Direction/Delegation, Annual and Ongoing Performance Appraisal, Payroll Reporting and Discipline. D. Record all activities including rent collections and deposits, move-ins, move-outs, returned checks, security deposits, vendor income, and other miscellaneous income. E. Make daily bank deposits for all income received. F. Prepare delinquency reports, monthly cash receipt summaries and any other accounting reports necessary to keep the accounting department informed of the financial activity of the property. G. Collect rent payments from tenants using policies and procedures as established by the company. H. Send late notices and notices to quit, file complaints with the appropriate judicial authority and represent the company at the hearing resulting from these complaints. I. Work within the local laws to obtain possession of the apartment and turn accounts over to collection agencies when necessary. J. Maintain tenant files to include all information pertaining to the leases and renewals, maintenance requests, notices to and from tenants, correspondences, and any other information of importance or that is required by regulations. K. Prepare vacancy reports, monthly management reports, and any other report necessary to keep the Director of Property Management informed of activity on the property L. Thorough preparation of budget, workbook, and spreadsheet, and forwarding them to the Director of Property Management for review and revision according to the timetable and guidelines issued by the home office. M. Purchase goods and services necessary for the operation of the property. N. Review, code, approve mad submit all invoices for goods and services relating to the operation of the property. O. Keep declining budget analysis in accordance with the company’s procedures. P. Review monthly accounting statements prepared by the home office for accuracy. Q. Analyze by line items between amounts budget and actual results. R. Attend all training sessions that are offered by the company and other outside trainings as requested by Director of Property Management. Marketing / Leasing Functions A. Be knowledgeable about your product as it relates to the market competition. B. Interact with Director of Property Management in establishing marketing strategies for the property. C. Obtain knowledge of competitive properties in the area through visits and ongoing communication with them. D. Obtain knowledge of new construction etc. that would impact your property. E. Coordinate activity of leasing staff. F. Execute lease agreements and renewals on behalf of the company. G. Show apartments to prospective tenants. H. Coordinate all details of move-ins and move-outs including inspections, repair, restoration, and decoration of the units, and processing the security deposit refund forms. I. Oversee production of the monthly newsletter to residents and coordination of social events for the purpose of superior resident relations and retention. Property Operations and Maintenance A. Frequently inspect buildings and grounds, record deficiencies, and take action to improve the general appearance of the property within budget parameters. B. Analyze maintenance operations with a view to efficiency and cost reduction. C. Obtain estimates for major repairs or improvements and submit for review. D. Know, understand and adhere to the approved operating budget for the property. Job Location Pittsburgh, Pennsylvania, United States Position Type Full-Time/Regular Salary $35,000 to $40,000 USD (pending experience level). (Bonus potential)
