You?re goal is to acquire leads around your neighborhood or locations you feel comfortable driving to.
As a bird dog you will be driving/walking around neighborhoods in Westmoreland/Allegheny/ Beaver/ Washington Counties and searching for specific properties:
Vacant Properties (Broken Windows, High Grass, Peeling Siding, Etc)
For Sale By Owner Signs (Properties that have a ?For Sale By Owner Sign? in their yard or near their property)
For Rent Signs (Properties that have a ?For Rent Sign? in their yard or near their property)
Garage Sales (Can be a great source of people attempting to sell their property)
Friends + Family (Referrals from friends and family of properties in their neighborhood, or a contact who is selling their property)
*Don?t look at properties with a Real Estate Brokerage Sign in front! The goal is to find properties off the market*
When I Find a Property:
Simply take a picture of the outside of the property. (Get multiple views if possible)
Acquire the address (Ask neighbors if necessary)
Find out if property is actually vacant (Ask neighbors if they have information on the seller or if it is vacant at all)
Write down the Phone Numbers of the (signs you find ?FSBO?, ?For Rent?)
