Global Real Estate function is responsible for generation of cash from all Alcoa owned real estate assets, both for operating and non-operating locations. The Real Estate Specialist participates with the Manager in implementing cash generation real estate projects across all business units, with a goal for cash generation that is set annually. IPAM manages all capital projects above $100 million US. Major Greenfield Projects are each > $1 Billion US. Project portfolio will be $5-$10 Billion US on an ongoing basis. Additional Owners Costs range from 10-15% of Project costs. This can range > $100 Million US. This role will be responsible for assisting the Manager of Real Estate in property management activities such as easements and lease management. Maintaining inventory of owned properties and database of property data. Assists in marketing of surplus properties, including maintaining and updating online surplus property website. Assists IPAM and BUs in all owned real estate issues. Major Activities/Key Challenges: Manage transactional documentation per policy and audit requirements, and prepare data for year- end reporting Manage all requests for easements and right of ways, including working with operating locations to finalize location, draft easement forms, coordinate with legal resources, communicate with requestor (utility/municipality), and finalize documents. Manage, update, and implement communication strategy for real estate surplus property website Assist in preparing for Real Estate Portfolio Overviews for all Business Units Assist in preparing for quarterly cash generation meetings Research and update ManagePath database Manage leases on owned locations Oversee property management contracts on closed sites Manage documents for Asset Management Plans Essential Knowledge & Skills/Education: Knowledge of real estate transactionalrequirements, process, and documents Knowledge of Alcoa organization, policies, procedures and programs. Knowledge and understanding of working arrangements with joint ventures, alliances and consortiums. Must have the ability to work in and with dynamic teams with multinationals from all over the globe. Must have strong analytical, interpretive, organizational and problem solving skills and the ability to communicate across all levels of the organization effectively, with both written and verbal communications skills Major Customers: Works closely with various operating and non-operating locations regarding property management issues, easements, sales, and acquisitions of real estate. Works with vendors and other real estate entities involved in the management and sale of Alcoa Assets.
